Glad to observe that they haven't been lopped this year. Not holding my breath though.

Tomorrow morning the landlord is arriving early with a brand new toilet to be installed by Mr Malinowski, his Polish cowboy. Don't get it? Being a professional repairer - given access, Could have fixed it myself!
