Unfurling

Garden is starting to spring to life with buds popping out everywhere and grass starting to green up. Dry but a tad cold on morning dog walk duties and have some outdoor chores lined up for today. 

Have now forwarded all drain CCTV and report to NHBC for validation on claim with works in excess of 5k which may rise if further investigation reveals there is an issue with kitchen waste pipe which would mean major disruption, I'm not thinking that far ahead and looking forward to getting downstairs WC back in action.
