...now I wouldn't want to start depressing anyone by talking about London property prices but they are steep. It always used to make me laugh in work when we talked about 'affordable housing' because it doesn't exist.

So if you are feeling creative you can do what this developer did and buy a disused water tower next to a canal off Ladbroke Grove and convert it into flats.

Built in 1930's it used to hold 5000 gallons of water to be used if nearby gas structures caught fire. It took 3 yrs to convert at a cost of £400k not including the original purchase price, a further extension of 2 floors is planned at a cost of £400k.

Its estimated resale value is £4m, a healthy profit...
