Mole Hall 2

When I blipped Mole Hall recently, I expressed some misgivings but said that I was sufficiently interested to arrange an internal viewing, and this took place on this day.

The appointment had been made for 1145 hr, but I was rung that morning after 0930 hr to be told that the viewing time was now 1000-1030 hr, so I barely had time to prepare to get there, and arrived at about 1015 hr to find there was quite a lot of interest in the property. Although the house had a lot of potential I found it quite claustrophobic as it seemed to be closely surrounded by other people's gardens, and as the house was entered from a narrow footpath, the houses opposite seemed unnaturally close as well.

One of the walls abutted another property, allowing the possibility of neighbour noise, and the rear garden had been sold to another property, so although there were overlooking windows and a door on the lower ground floor opening onto the garden, one would require written permission to go into it for maintenance to one's property. The final nail in the coffin was the lack of any parking. The spaces on St Mary Street had one hour limits before 1800 hr, and the closest untimed public parking was a five minute walk away through a narrow alley.

I decided not to pursue the property any further, and learned that although the guide price was £165,000, it sold later at auction for £221,000.
